How To Phase A Large Project
One of the most common questions we get is: "can we do this in phases and how"? The answer is: "absolutely"! Phasing a project is becoming more and more common. It is best to have a grand vision of what you want your property to look like and work toward it. It will actually save you time and money in the long run. There are certain things that if done early will save money. For example: running sleeves under walkways for gas/ electrical/ irrigation and lighting can save you a ton of time and money in the future if you are planning on putting a patio in now. Or make sure your footings are in place and inspected if you are going to put a fireplace in later. The list goes on and on but you get the idea.
So how do you know when and what to do? It all starts with a well thought out plan and a detailed cost breakdown. If you don't have a plan, phasing becomes near impossible. Things will always get over looked. The money you will spend going backwards will far out way the cost of a landscape plan up front.
I am always surprised when a client won't spend $500 on a landscape plan but wants to spend $50,000 - $100,000 on the project without a plan. We continually hear, "I want to put that $500 toward the project". The reality is that without the $500 plan you will cost yourself way more than that during the build, especially if you plan to phase a project. There is no way to plan the next phase without it. Even a simple black and white plan can save you thousands and a ton of headaches down the road.
Now you know that your not going to cheap out and try to attempt a large project without a plan. So here are a few of the things to consider if you want to phase your project.
1. Overall placement of large features
3. Mechanical: gas lines, plumbing lines, electrical
4. Irrigation system
6. Permits and inspections
7. Much more...
